Thanks in advance for any help. I have this planted on south side of home in Zone 9a - Gulf Coast. Planted in Spring of 2021 and while it puts out new growth, recently its developed this rusty/splotchy coloring on most of the fronds. New growth still comes out and looks great but pretty quickly gets this rot-looking color. Any suggestions on what this could be? I have sent pictures to my local extension office but they basically sent me to this website. 

Looks like a disease

Typical potassium deficiency very common in Pindo palms. Get some soluble potash and apply as soon as you can and slow release potassium fertilizer stakes too. Affected fronds will not recover but new ones will be healthy.

TMH....Welcome to the forum.  @Jim in Los Altos shares with all of us fixes from his many years of being in this field.

The first thing that I was curious seeing the first photo being surrounded by a very green lawn, any chances the sprinklers are spraying water onto the upper portions of the palm?  I placed about 12 Phoenix Canariensis (CIDP) that I had grown from seeds, now into 5 gallon containers, sitting on a planter divider with all crowns being sprayed at 4 am.....all died.

I think potassium is a part of it, it could be the root cause that is allowing the fungus to take hold.  Some granular SulPoMag would help long term.  Potash and a good "palm special" fertilizer similar so PalmGain 8-2-12 is a good choice.  As TheMadScientist said, check your sprinklers and make sure the fronds and trunk are not getting directly sprayed.  A systemic fungicide like Banrot, Clearys 3336F or Aliette WDG should help reduce the fungal spread.
