Hi All,

We have decided to sell our house in Leilani Estates despite the down real estate market. We had a little "chat" with the IRS and our situation with rental properties has changed. So the house in Hawaii has to go. This is a great time to buy, and we are very motivated to sell and have enough equity to avoid a shortsale scenario.

The house is on a full acre (40,000 square feet), and has a 3 bedroom/2bath main house with ~1300 square feet, and a 1 bedroom/1bath studio on the opposite side of the garage with ~700 square feet of space. The permits are fully up to date for the entire house and studio (we dealt with permitting issues after we bought it and got everything finished and signed off). The layout is particularly nice for someone not living there full time, or someone expecting regular guests. We rent the main house to a full time renter for $900/month, and stay in the studio when we visit. The current renter is very good, and stable.

There are some rare palms already planted, Tahina spectabilis, Carpoxylon macrospermum, Dypsis perrieri, carlsmithii, and . The property had several mature fruit trees when we bought it, including 2 large Lychee trees (more lychees than you can possibly eat), star fruit, several citrus, avocado, and cherimoya. We also planted quite a few exotic fruits including several Artocarpus species, mango, rambutan, Jakfruit, Durian, star apple, abiu.

We're asking $199,000 and will give Palmtalkers a week to express interest before we sign on a realtor. We will have more room to negotiate if someone is interested and gets in touch with us before we get a realtor involved.

How far are you from the coast?

It's about 3 miles from the ocean. It's at the lower end of Leilani estates so just about as close to the ocean as you can be in Leilani. The drive to the "beach" is a really cool drive through some stands of huge mango trees. The park at the beach has a boat launch, good surfing with several different breaks, and a nice grassy park with a large natural hot pond. The hot pond is really cool, there are fish in it that come in through the narrow channel to the ocean. When my kids were little they had their first snorkeling experiences in there...95 degree water, no current or waves to deal with.

Hi Justin,

Yeah, with the price of plane tickets, multiplied by 5 (3 kids and wife) it was to the point that we can't afford to have that house AND visit. It's a bummer because we loved going out there, and we planted a lot of fruit trees for future consumption.

No ocean view. The land is pretty flat at that part of Leilani.

Sad when you have to say good bye... but I am sure everything will work out.... I didn't realise you have 3 kids!!! Travelling is SO expensive with 3 kids!!
