Those of you who know San Diego, know how surprising this is. A 2 million dollar house listed in Spring Valley, 91977, not 91978. That's right! This house was probably near 5 mil at the peak of the housing market but now it's a steal at 2 mil :lol: Anyway, I know exactly where this house is and dude, if you want a sweet micro-climate at about 600 feet elevation on the south facing slope of Mt. Helix, with 4 acres and a natural, year round, stream then this is the place for you. Go to the photo gallery and check out all the pics of the mansion and especially the property. At least you can set up a sucker in the spring/stream and you won't have to pay for water.

A google map shows just how impressive this property is compared to everyone around it. It also shows they have either already tapped the stream of have a VERY high water bill.

Hi Matty, I'll see your 2mil and raise you a 2.4mil property on the market up the road from me. This too is way down in price, maybe similar to your Spring Valley mansion, would have been close to 5mil back in the day, a few years ago.

The real estate agent told me that the free water system is already in place because the water bill is only about $100 every two months. That's probably just from the house/city water. The pics show a dam and pond, so they must have some sort of sucker and pump to run the irrigation. Brilliant! I wish I could do that at my place!

Looking down at the year round creek that they've hardscaped in. Conrad St. has interesting topography because it's a valley, but it's not low lying. It's a valley that cuts across the south slope of Mt. Helix, so you get the benefit of high elevation, south slope, but the water all percolates here too.

This is the guest house that sits upslope on the property. This 3 bedroom guest house is bigger than my house. :huh:

and still further up on the property is a massive retaining wall! Apparently there are 3 more undeveloped properties up here that you can access from another street. Gotta love Spring Valley man! If this was the hills in Hollywood they would have built on top of each other many years ago.

Some yard shots. 4 acres I think. It's expansive, with huge trees and at least 4 super large open lawn areas. The creek is dammed up into two large ponds, one of which has an industrial, Rainbird, golf course style sucker system that feeds the entire irrigation system. They water profusely and the water just percolates back down into the stream via drains.

Seriously, this free, unlimited water is a gardeners dream here in SoCal.

The last pic is of the gardener. He has been the full time gardener for over 20 years he said. He said he built all the hardscaping for the creek, planted all the trees, lawns, etc. This is the dude that knows where every sprinkler line is and you'll wanna keep him on full time on a large property like this.

It needs a half-mile dirt track on one of those lawns and a motocross track on the rest of it. And a 30 car garage to keep the toys.
