Saw this by intersection of belt line and Montfort in Addison North Dallas. It’s obviously been there since before the 2021 freeze and looks really really healthy now. Growing out of corner of pavement next to a sidewalk. Heavy on Filifera genes. There’s an even bigger Sabal Mexicana volunteer on other side of intersection next to Walgreens sign

Having the bud in the ground during that arctic outbreak likely saved it's life.

Good Looking Filifera.  Either there was a large Filifera nearby that dropped some seeds or someone/something came along and dropped some Filifera seeds in there.

Nice palm, it’s definitely a survivor that’s for sure.

Here’s a few massive North Dallas surivivors I found the other day. They are hard to find these days. Showed no damage after low of 16-17 and multiple ice events this year

This one is a -6 Survivor. The landscapers will probably removed ( kill) it soon.

Show the manager your pics,  tell them either the seedling palm or building will be damaged. Tell em you are a palm nut and show em your shovel!

And post more pics!

You can even show them pics from palmtalk on the incredible growth rate that happens in your region.

This would further the palm nut angle.
