Kentia Palm - brown spots

I wonder why my patio Kentia palm developed brown spots. Being a complete novice, I googled "brown spots" and some people say it's overwatering, and some people say it's underwatering. The leaves don't feel damp/limp and the bottom part (though not visible) has areation for excess water.  The palm has direct sunlight for about 3 hours AM, and the rest of the day indirect light. Any opinions why it's happening, based on the pictures? Thanks a lot.
