Tall Avocado tree which doesn't bear fruit. What to do?

Around 1 year ago, we moved to current house which has many palm and fruit trees including a very tall avocdado tree in our backyard. 
However we hadn't seen the avocado tree had fruits on it while other avocado tree had fruits. 
We tried to water regularly, and it got few flowers couple months ago.
However it dropped all flowers suddenly, so it didn't bear any fruits. 
We might missed to water one or two times :) , and it might be the reason of dropping flowers, and no fruits. 

Anyhow, after that, we didn't take care the avocado tree, and now it has dropped many leaves. 

I want to try to make the tree to have fruits again. 
Can you give me some idea why it didn't make fruits, and how can I make it to bear fruit. 
I heard from someone that if fruit tree is old, it will not produce fruits like when it was young. Is it true??

By the way, for the size of tree, how often and how much water do I need to water?
And how often, what kind of fetilizer do we have to use?
It is too tall. Can I cut the top trunk to make it short? 
By the way, Can you tell what kind of avocado tree is?

Just a quick housekeeping note, for non-palm questions and comments there is another forum here for those items like Cycads and this post on avocado trees. If you go to the Home at top and scroll down through the forums, you will find one called TROPICAL LOOKING PLANTS - Other Than Palms which you should use for future posts on non palm plants.

Regarding your questions about watering, fruiting etc., it is really helpful to know where you are to respond appropriately.  I'm not an avocado tree specialist, but do know they like a lot of water and the specimens you posted don't look very old to me, not to have reached the stage where they don't produce well anymore.  I'll leave it at that and let you elaborate on where you are so others more knowledgeable about avocados can share.

Looking at the picture, agree w/ @Tracy that the tree looks young.  Assuming all three trunks are of the same specimen, and aside from any watering /fertilizer deficiencies, part of the reason it might not be fruiting could be the type of Avocado it is.. Generally, Avocado are broken down to 2 types:  A and B.  Each type will open flowers of one sex at a different time compared to the other..
 
From what i remember,  Flowers on A type  Avos. open up in the morning and are female. They'll close up later, with male flowers opening the next day in the afternoon to complete the pollination cycle.

B  type Avos. open in the afternoon/evening  ( female flowers. close up and open the next morning ( male flowers )

Type A are considered better at self pollination by some.

so, if this specimen is an A type, it might be opening female flowers, but without a B type opening male flowers at the same time nearby,  a majority of the female flowers on your tree may not get pollinated/ develop fruit... or far fewer will.   Most people will have one of each type planted to ensure a crop.  Some nurseries will graft A and B types together to ensure the trees will bear a reliable crop as well.

Another thing is if this tree is from seed, it might not be at bearing age yet. Have heard seed grown specimens can take 9-15 years before they start fruiting.

Aside from that, if possible, try to keep as much of the fallen leaves around the base of the tree.. That was something else i have heard is pretty important to keeping them healthy/ happy..
